Burst pipe water damage in NZ homes does not end when the plumber leaves. The pipe is fixed, but water may have run under the flooring and into wall linings and framing. This guide covers what comes next: drying, moisture readings, hidden damage, mould risk and the records your insurer will want.
For urgent help, call RESTATE on 0800 332 664. The water damage team is ready to respond 24/7.
Why a Fixed Pipe Does Not Mean a Dry House
A plumber stops the water. Drying the building is a separate job, and the sooner it starts, the lower the risk of secondary damage such as mould and rot.
Carpets and other materials keep soaking up water until it is extracted. MBIE guidance on flood-damaged plasterboard notes that the damage can extend to what sits behind the linings: insulation, wiring, building paper, cavities and connections.
What to Do in the First Few Hours
Once the pipe is repaired:
- Make it safe. If water has come through from a level above, isolate the electrical supply.
- Photograph the damage before anything is moved or cleared, if it is safe to do so.
- Keep damaged items until your insurer has seen them. If something has to go for health reasons, photograph it first.
- Ask the plumber to note what caused the pipe to fail. Vero, for example, says cover for the pipe itself depends on what caused it to fail.
- Tell your insurer. Tenants must also tell their landlord straight away.
Burst Pipe Water Damage You Cannot See
Moisture can stay trapped in framing, flooring and internal spaces long after surfaces look dry. Common hiding places include:
- Wall cavities, cupboards and the space behind skirting boards
- Timber framing joints and base plate connections, which do not dry easily
- Insulation, wiring and building paper behind plasterboard
- The ceiling below, when the pipe burst upstairs
MBIE’s guidance says timber framing must be below 20 per cent moisture content before new plasterboard goes on, and some manufacturers recommend 18 per cent or less. The aim is to reduce the risk of mould, timber decay and damage to fixings.
How Professional Structural Drying Works
RESTATE’s IICRC-certified water damage technicians assess the source of the water, the materials affected and the extent of moisture migration before developing the drying approach. Water from a burst clean-water supply pipe may initially be clean water (Category 1), but its condition needs to be assessed, because contamination can change depending on where the water has travelled and the conditions at the property. For clean water, RESTATE’s flood restoration process includes:
- Extracting standing water with extraction vacuums
- Lifting carpets and placing air movers underneath
- Installing commercial LGR dehumidifiers
- Measuring moisture with hygrometers and moisture meters
Professional structural drying is not simply a matter of leaving dehumidifiers running for a set number of days. RESTATE monitors moisture levels and drying conditions so progress can be measured and the drying process adjusted where required. This also creates a record of the drying process that can support the property owner’s insurance claim.
The condition of water can deteriorate after it enters a building, particularly where it remains for an extended period or comes into contact with contaminants. The restoration method therefore depends on the water source, the materials affected, contamination risks and the conditions found during inspection. Wet carpet needs drying quickly, and flooded carpet cleaning and drying can bring it back to life. If you prefer to run the drying yourself, RESTATE also offers structural drying and equipment hire.
Mould Risk After a Burst Pipe
Health New Zealand advises that wet surfaces get mouldy after a couple of days, and MBIE notes that mould on wet plasterboard may not be visible on the surface.
Mould restoration treats the growth, but the moisture behind it has to be dealt with too, as the guide on why mould appears after flooding explains. Tower says damage from a leak you knew about and chose not to fix is not covered, so act quickly.
Insurance and Burst Pipe Water Damage in NZ
- Tower says damage from a pipe that suddenly bursts is usually covered. Slow leaks that cause gradual damage generally are not.
- Some policies give limited cover for hidden gradual damage from leaking internal water or waste pipes. The Insurance & Financial Services Ombudsman says this extension is usually capped at about $2,000 to $3,000.
Repair costs rise the longer water damage is left, as RESTATE’s article on the cost of untreated water damage explains. The flood damage and insurance claims guide covers the claim process and gives guideline flood restoration costs. For mould claims, see the guide to mould insurance in NZ.

Frequently Asked Questions
Is burst pipe water damage covered by insurance in NZ?
It usually is when the pipe burst suddenly. Damage from slow, gradual leaks is generally excluded.
Who pays for a burst water pipe in a rental?
Tenancy Services says tenants must tell the landlord straight away. If a tenant has urgent repairs done after making reasonable attempts to let the landlord know first, the landlord must pay the tenant back.
How long does it take to dry a house after a burst pipe?
There is no single drying time for every property. RESTATE monitors moisture readings and drying conditions throughout the process. Drying is assessed against the affected materials and conditions rather than simply removing equipment after a predetermined number of days.
