The difference matters enormously: one is a maintenance habit, the other can mean major moisture damage, hidden rot, a remediation bill that runs into the thousands, and health risks for whoever moves in.
Mould also signals how the house manages moisture overall. A home with mould in multiple rooms usually has ventilation, insulation, or drainage problems that will not fix themselves.
What to Check at the Open Home
You can learn a lot in a 20-minute viewing if you know where to look:
- Window reveals and sills, especially in bedrooms, for bubbling paint, spotting or staining
- Wardrobe interiors and the walls behind any furniture you can see past
- Bathroom and kitchen ceilings, around extractor fans and window frames
- Corners where ceilings meet external walls, particularly on the south side
- Under-sink cupboards for staining, swelling, or a musty smell
- Curtains and blinds for mildew along the bottom edges
Use your nose as well as your eyes: a musty smell in a closed-up room is a moisture signal even when nothing is visible. Be alert to freshly painted patches in odd places and rooms that smell strongly of air freshener.

- Has the property ever had a leak, flood, or mould treatment?
- How is the home ventilated, and is there a ventilation or heating system?
- Is there insulation in the ceiling and underfloor?
- Why are the current owners selling, and how long has the home been occupied?
An empty, unheated house can mask a condensation problem that only shows once a family is living, cooking, and showering in it.

Pre-Purchase Mould and Moisture Testing
